Scotland LBTT Calculator (2025/2026)

Scotland's Land and Buildings Transaction Tax (LBTT) replaced UK Stamp Duty Land Tax (SDLT) north of the border from 1 April 2015. Administered by Revenue Scotland under the LBTT (Scotland) Act 2013, LBTT uses a progressive 'slice' system with residential rates of 0%–12%. Additional dwellings — including buy-to-let and second homes — attract a flat 6% Additional Dwelling Supplement (ADS) on the full purchase price, increased from 4% to 6% in the Scottish Budget 2024-25. First-time buyers benefit from an extended nil-rate band to £175,000.

How Your Scotland LBTT Was Calculated

Calculated under Revenue Scotland's LBTT (Scotland) Act 2013 progressive residential bands.

1

Identify Property Price & Buyer Type

£280,000.00

Purchase Price: £280,000.00 | Buyer: Next Home / Main Residence

LBTT is administered by Revenue Scotland under the Land and Buildings Transaction Tax (Scotland) Act 2013. It replaced UK SDLT in Scotland from 1 April 2015 and applies only to property purchases in Scotland.

  • ·Location: Scotland (Revenue Scotland jurisdiction)
  • ·Nil-rate threshold: £145,000.00 (standard)
  • ·ADS applicable: No

Standard Rate Schedule

Standard rates applied

Standard nil-rate: £145,000. Progressive bands 2%–12% above threshold.

Standard LBTT progressive slicing applies. Tax is charged only on the portion of price within each bracket — identical in concept to income tax brackets.

  • ·Nil-rate band: Up to £145,000 (0%)
  • ·Band 2: £145,001–£250,000 (2%)
  • ·Band 3: £250,001–£325,000 (5%)
  • ·Band 4: £325,001–£750,000 (10%)
  • ·Band 5: Over £750,000 (12%)
3

Progressive LBTT Band Calculation

£3,600.00

£145,000.00 × 0% = £0.00 + £105,000.00 × 2% = £2,100.00 + £30,000.00 × 5% = £1,500.00

LBTT uses a progressive 'slice' system. Each band's tax is calculated independently on the portion of the price falling within that tier — the higher rate does not apply to the entire purchase price.

  • ·Up to £145,000.00: £145,000.00 @ 0% = £0.00
  • ·£145,001.00 – £250,000.00: £105,000.00 @ 2% = £2,100.00
  • ·£250,001.00 – £325,000.00: £30,000.00 @ 5% = £1,500.00

Additional Dwelling Supplement (ADS)

£0.00

ADS = £0.00 — Not applicable (primary residence purchase)

ADS does not apply to purchases of a primary main residence or first home. However, if you own another property on completion, ADS may apply even if this is your intended main home.

  • ·Purchasing primary main residence: ADS = £0
  • ·ADS applies when you own 2+ dwellings on completion date
  • ·Note: If buying before selling existing home, ADS applies upfront; refund available within 18 months of selling

How This Calculation Works & Applicable Rules

Calculation Methodology

  • 01Progressive Slice System: LBTT is charged only on the portion of the purchase price that falls within each band — not on the entire price. This is identical in concept to income tax brackets.
  • 02Standard Nil-Rate Band: The first £145,000 of any residential purchase is tax-free (0% rate).
  • 03First-Time Buyer Relief: First-time buyers have the nil-rate threshold extended to £175,000 under the LBTT (Scotland) Act 2013 (Amendment 2018), saving up to £600 vs standard rates.
  • 04Additional Dwelling Supplement (ADS): A flat 6% surcharge applies on the full purchase price for additional properties. Unlike LBTT itself, ADS is NOT progressive — it is charged on the entire price. ADS increased from 4% to 6% effective 5 April 2024.
  • 05ADS Reclaim: If you purchase an additional property but sell your previous main home within 18 months, you can apply to Revenue Scotland for a full ADS refund.
  • 06Filing & Payment: The LBTT return (RS3000 form) and full payment must be submitted to Revenue Scotland within 30 days of the effective date (usually completion day).

Statutory Rules & Provisions

  • LBTT applies to all residential and commercial property transactions in Scotland. For properties straddling the England/Scotland border, the location of the greater part determines which regime applies.
  • ADS applies when the buyer owns two or more residential dwellings on the completion date. If you own a home in another country (e.g., outside the UK), this may still count for ADS purposes.
  • Unlike SDLT in England, Scotland's LBTT does NOT impose a non-UK resident surcharge. All buyers — UK and non-UK residents — pay the same LBTT rates.
  • Higher/Additional Rate Taxpayer Buy-to-Let: LBTT itself has no specific higher-rate surcharge, but the 6% ADS applies to all additional dwellings regardless of income tax status.
  • Company Purchases: Companies purchasing residential property worth over £500,000 are subject to the 3% Annual Tax on Enveloped Dwellings (ATED) in addition to LBTT.

Calculation Assumptions & Boundary Limits

  • Calculations reflect Revenue Scotland LBTT residential rates as of 2025/2026 (unchanged from 2021 base rates).
  • ADS rate of 6% reflects the Scottish Budget 2024-25 increase from 4%, effective 5 April 2024.
  • First-time buyer relief extends the nil-rate band from £145,000 to £175,000 with no upper price cap.
  • Non-residential and mixed-use property transactions use different LBTT rate schedules not covered by this calculator.
  • Leasehold LBTT (NPV-based) on rental transactions is not included — this calculator covers freehold/outright purchases only.

Frequently Asked Questions

What is the difference between LBTT and SDLT?

Land and Buildings Transaction Tax (LBTT) is Scotland's devolved property transaction tax that replaced UK Stamp Duty Land Tax (SDLT) in Scotland from 1 April 2015. Both use a progressive 'slice' system but with different band thresholds and rates. Key differences: (1) Scotland's nil-rate band is £145,000 vs England's £125,000 (from April 2025); (2) Scotland's top rate of 12% kicks in at £750,000, while England's top SDLT rate of 12% starts at £1.5 million; (3) Scotland has no non-UK resident surcharge (England has a 2% SDLT surcharge for non-residents); (4) Scotland has ADS at 6% vs England's Higher Rates for Additional Dwellings (HRAD) at 5%; (5) Revenue Scotland administers LBTT with a 30-day filing deadline, vs HMRC's 14-day SDLT deadline. For most residential purchases in Scotland between £145,000 and £325,000, LBTT is cheaper than SDLT would be on the same property.

How does the 6% Additional Dwelling Supplement (ADS) work?

The Additional Dwelling Supplement (ADS) is a 6% flat-rate surcharge that applies to the FULL purchase price whenever a buyer owns two or more residential properties at the time of completion. Unlike LBTT itself (which is progressive), ADS applies uniformly to every pound of the purchase price. For example, on a £250,000 buy-to-let flat, the ADS alone is £250,000 × 6% = £15,000, in addition to the progressive LBTT. The ADS was introduced in 2016 and increased from 4% to 6% effective 5 April 2024 in the Scottish Budget 2024-25. ADS can be reclaimed if you sell your previous main residence within 18 months of purchasing the new property by submitting a claim to Revenue Scotland.

Do first-time buyers get any LBTT relief in Scotland?

Yes. First-time buyers in Scotland benefit from an extended nil-rate band from £145,000 to £175,000, saving a maximum of £600 (2% × £30,000). This relief was introduced under the LBTT (Amendment) (Scotland) Act 2018 and differs from England's SDLT FTB relief in two key ways: (1) Scotland has no upper price cap — SDLT FTB relief in England only applies if the property costs £500,000 or less, whereas Scotland's FTB LBTT relief applies at any price; (2) Scotland's FTB saving is capped at £600, while SDLT FTB relief can save buyers up to £8,750 on more expensive properties. Scottish FTB relief requires that neither buyer has previously owned a dwelling anywhere in the world.

Is there a non-UK resident surcharge for LBTT in Scotland?

No. Unlike England's SDLT which imposes a 2% non-UK resident surcharge for buyers who are not UK resident at the time of purchase, Scotland's LBTT has no equivalent non-resident surcharge. All buyers — whether UK residents, EU citizens, Americans, or any other nationality — pay the same LBTT rates as domestic Scottish buyers. This is a material difference for international investors and expatriates comparing property purchases in Scotland vs England. Revenue Scotland has so far not introduced any equivalent measure, though this remains a potential future legislative change.

When must LBTT be paid to Revenue Scotland?

LBTT must be paid and the LBTT return (RS3000 form) submitted to Revenue Scotland within 30 days of the effective date of the transaction — which is usually the completion date (date the property title transfers). This 30-day deadline is more generous than England's 14-day SDLT deadline. If you fail to file and pay within 30 days: (1) Revenue Scotland issues an automatic £100 penalty for late filing; (2) Interest accrues on unpaid LBTT from day 31 at the statutory rate; (3) Revenue Scotland may issue further penalties for prolonged non-compliance. Your solicitor (conveyancer) will typically handle the LBTT submission and payment as part of the conveyancing process.

Can I reclaim the ADS if I am in a property chain?

Yes. If you purchase an additional property (triggering ADS) while your previous main home is still unsold, you pay ADS upfront at completion. Once you sell your previous main residence, you can apply to Revenue Scotland for a full ADS refund provided the sale occurs within 18 months of the LBTT effective date on your new purchase. The 18-month window was temporarily extended to 36 months during the COVID-19 pandemic, but has reverted to 18 months. To claim the refund, submit an ADS repayment claim (form RS3001) to Revenue Scotland. Claims must be made within 12 months of the date of sale of your previous main home or within 5 years of the original LBTT effective date, whichever is later.
